Illinois Lease Agreement Template
This Lease Agreement (the "Agreement") is entered into this ___ day of ____________, 20__, (the "Effective Date") by and between _________________ ("Landlord") with a mailing address of _______________________, and _________________ ("Tenant") with a mailing address of _______________________. The premises leased under this Agreement is located at _________________(the "Premises"). This Agreement is subject to the Illinois Residential Landlord and Tenant Act.
Lease Term
The lease will begin on _________________ and end on _________________ unless earlier terminated according to the provisions herein ("Lease Term").
Rent
The monthly rent for the Premises is $_________________, due on the first day of each month. The first and last month's rent must be paid in advance upon the signing of this Agreement.
Security Deposit
A security deposit of $_________________ must be paid at the time of signing this Agreement. The deposit will be returned to the Tenant within __ days after the end of the Lease Term, minus any deductions for damages or unpaid rent asallowed under Illinois law.
Use of Premises
The Premises shall be used solely for residential purposes and no part of the Premises shall be used at any time during the term of this Agreement by the Tenant for the purpose of carrying on any business, profession, or trade without prior written consent of the Landlord.
Maintenance, Utilities, and Other Charges
- Tenant is responsible for keeping the Premises, including plumbing and electrical fixtures, clean and sanitary, and shall promptly notify the Landlord of any necessary repairs.
- Tenant is responsible for payment of all utilities and services except _________________, which shall be paid by the Landlord.
- Tenant shall not make any alterations to the Premises without the Landlord's prior written consent.
Default and Possession
If Rent is not paid within __ days after it's due, the Tenant will be considered in default, and the Landlord has the right to begin eviction proceedings as allowed by Illinois law. If the Tenant does not take possession of the Premises or vacates before the end of the Lease Term, the Landlord may re-rent the Premises and hold the Tenant liable for any shortfall in rent.
Notices
All notices under this Agreement must be sent by certified mail to the addresses mentioned at the beginning of this Agreement.
Governing Law
This Agreement shall be governed by and construed in accordance with the laws of the State of Illinois.
Amendment and Supplement
This Agreement may only be amended or supplemented by an agreement in writing signed by both parties.
