This Illinois Residential Lease Agreement (hereinafter referred to as the "Agreement") is entered into on the ____ day of __________, 20__ (herein after referred to as the "Effective Date"), by and between _______________________ (hereinafter referred to as the "Landlord") with a mailing address of ____________________________________, and _______________________, (hereinafter referred to as the "Tenant(s)") with a mailing address of ____________________________________. Collectively, Landlord and Tenant are referred to herein as the "Parties." This Agreement is subject to the Illinois Residential Landlord and Tenant Act, relevant to residential lease agreements within the state of Illinois.

The Landlord agrees to lease the residential premises located at ___________________________ (hereinafter referred to as the "Premises") to the Tenant. The Premises are intended solely for residential use.

1. Term

The term of this Lease shall commence on ______ [Start Date] and shall terminate on ______ [End Date], unless earlier terminated as provided herein. The Tenant has the option to renew the Lease under the terms and conditions as may be agreed upon by the Parties at the end of the Lease term.

2. Rent

3. Security Deposit

5. Maintenance and Repairs

The Tenant agrees to keep the leased Premises in a clean and sanitary condition and to promptly notify the Landlord of any damage, defect, or destruction of the Premises or in the event of the failure of any of the appliances or other amenities provided by the Landlord. The Landlord will be responsible for repairs to the structure and the Tenant will be responsible for damages caused by the Tenant’s negligence.

6. Alterations and Improvements

No alterations, improvements, or modifications to the Premises are allowed without the prior written consent of the Landlord. Any approved alterations or improvements will become part of the permanent installation and shall remain on the Premises upon expiration or earlier termination of this Agreement.

7. Governing Law

This Agreement shall be governed, construed, and interpreted by, through, and under the Laws of the State of Illinois. Any disputes under this Agreement shall be submitted to binding arbitration in the State of Illinois in accordance with the rules of the American Arbitration Association.
